Position Summary: We have an exciting opportunity to join our team as a Project Manager. In this role, the successful candidate will oversee projects from planning & design through construction, inspections, move-in and closeout and may supervise the work of Assistant Project Managers. The Project Manager will be expected to act as the primary point of authority and accountability for the project(s) assigned to him or her. This requires the ability to build, lead, and manage a project team, to create a project plan, including project definition, scope and budgets, and to solicit and synthesize input from end-users, departmental leadership, facilities staff, consultants and other key stakeholders. Job Responsibilities: * Performs other duties as assigned. * Project Planning - In conjunction with the Associate Director, Project Managers and Operation managers, clients, staff, and outside consultants, develops project definition, scope and final design. Confers with Medical Center client (department heads, administrators, technicians, etc.) to establish project requirements and specifications. Assists to review requirements and specifications with Associate Director and Project managers, prepares requests for proposals, and obtains proposals from consultants for architectural/engineering services. Upon receiving appropriate approval, assists to select consultants and develop project team which includes client, consultants, operations, other affected departments. Assists to schedule and direct timely project meetings throughout design period. Assists in the development of certificate as need, with Planning Department as required. Assists to develop preliminary project budget. Assists Project Manager to ensure and to obtain final approvals of contract documents from clients and consultants. * Project Scheduling - In conjunction with the Vice President and outside consultants, develops and maintains schedule. Assists to develop preliminary time schedule and presents to upper management and client for approval. * Project Planning/Implementation - In conjunction with consultants and client, provides daily monitoring of construction throughout project until final closeout. Directs job meetings with client, contractor, and subcontractors. Acts as liaison between contractor and operations group. Assists to coordinate activity of other departments involved (telephone installation, cleaning, facility shutdowns, etc.). Assists to monitor costs on an ongoing basis, brings discrepancies to the Associate Director and Senior Project managers. Follows up on punch list activity until project close out. During the project life, being cognizant of possible problems affecting the schedule; takes appropriate, timely corrective action as needed to maintain project schedule. Assists Senior Project Manager to complete project close out documents in a timely manner. Assists with preparation and maintenance of records for each project. * Cost Containment - Participates in cost control activities by seeking the most effective method of delivering services. Maintains an awareness of the cost of decision and actions. Ensures that all projects are within budgetary guidelines. * Planning and Procedures Development - Participates in planning, developing and implementing new procedures. Assists in developing short and long range plans for the accomplishment of goals. Communicates the need for new/revised procedures to Senior Project Managers in a timely manner. Presents new ideas, gives them the appropriate follow up; and if necessary makes adjustments. Coordinates activity of other departments involved (telephone installation, cleaning, facility shutdowns, etc.) to keep project on schedule. Initiates and approves change orders are required. Assists Project Manager in monitor project cost and approves invoices as requested. Follows up on punch list activity until project closes out. Assists with completion of project close out documents. * Communication and Relationship with Others - Respects and maintains the confidentiality of all departments and Medical Center related information. Cooperates and communicate effectively and harmoniously with Management, supervisor, and general staff, clients, patients and other Medical Center personnel. Encourages open communication and verbalization of opinions among peers and all Management staff in attempt to identify and resolve problems. Maintains professional appearance when dealing with consultants and contractors. Communication is well thought out, effective and informative. * Judgment/Decision Making - Compiles and analyzes statistics and prepares reports. Researches the information accurately and thoroughly. Composes reports in a clear and well-written manner. Minimum Qualifications: * Bachelor's Degree in Engineering/Architecture or related field with equivalent work experience * 5 years as a project manager or management in construction and alteration projects. Preferred Qualifications: * Experience working in a hospital or hotel environment desirable. Qualified candidates must be able to effectively communicate with all levels of the organization. NYU Langone Health provides a salary range to comply with the New York City Law on Salary Transparency in Job Advertisements. The salary range for the role is $73,000 - $112,000 Annually. Actual salaries depend on a variety of factors, including experience, specialty, education, and hospital need.
