Job Details Director Property Manager - PCMH (Brooklyn Scatter Site) Brooklyn, NY Posted: 6/14/2023 Job Description Job ID#: 91 Job Category: Director Position Type: Employee JOB SCOPE: Responsible for all property management functions including securing new leases, managing existing leases, subleases and rent agreements for the Scattered Site Apartment Program. Assist Case Mangers to conduct keying and apartment inspections. Oversees rent collection at Scattered Site Apartment Program. Will respond to tenants' repair emergencies, and negotiate with individual superintendents and/or landlords to effect repairs when needed. The Property Manager will work with the Property Service Coordinator to maintain full occupancy. RESPONSIBILITIES: Responsibilities include, but are not limited to the following: Secure new leases, manage subleases and manage the renewal of primary leases In collaboration with Finance Department, ensure owners' receive monthly rent payments Maintain occupancy reports Oversee rent collection Order and maintain furniture inventory for all apartment units Conduct regular apartment inspections Show prospective clients apartments in the community Will travel and work in the field to inspect potential and existing housing stock Work in conjunction with Property Service Coordinator to ensure housing stock meets agency fiscal guidelines Demonstrate fiscal responsibility through cost saving negotiations around rent and repair costs Timely and efficient communication with program staff and clients Scheduled Shift: Monday-Friday 9am to 5pm Salary: $29.00 Hourly Job Requirements EDUCATION AND EXPERIENCE: Minimum of High School Diploma, A.S. with concentration in relevant discipline preferred Minimum two (2) year's experience with institutional or other Property Management, preferably within the social service field REQUIRED SKILLS: Excellent oral and written communications skills Excellent organization and planning skills Ability to locate appropriate apartments and secure lease Ability to negotiate with building superintendents, managing agents or other staff to insure tenants' apartments are properly maintained Ability to respond appropriately to the needs of a formerly homeless, psychiatric population Ability to enter and report data in spreadsheet form Basic knowledge of landlord-tenant law, and relevant housing regulation.
